Do you offer individual leases?
We prefer to lease the entire townhome to the group of roommates you choose. For this reason, our leases are joint leases equal among all roommates.
Is there a security deposit required to reserve our unit?
Yes, the security deposit is equal one month’s rent (split).
What furnishings are typically included in a furnished unit?
Our furnishings are pretty awesome, and definitely not typical of current offerings in Bloomington. Sometimes the ease of moving in quickly and making it “home” far outweighs the stress of buying everything! In case you are interested, we have options that come with a real sectional – soft and comfy – along with a coffee table, bar stools, full sized beds with storage and a memory foam mattress, desk, desk chair, dresser and nightstand. Your townhome can also include a patio table, 4 chairs, and a BBQ grill! Ask about our VIP backyard which has even more exciting amenities included.
What utilities are included?
We offer free parking, free trash and fiber high-speed internet. Residents pay for water and electricity (directly to CBU and Duke), and the amounts are totally based on usage.
What can I expect for avg water utility costs?
This is totally based on usage, but it should not be more than $25-$40 each per month.
What is the average cost of electricity per month?
We cannot predict, because some residents keep their heat high and constant, and their A/C low and constant. We have strong recommendations in this area. We have programmable thermostats – use them. We have ceiling fans in each bedroom, and the proper direction of rotation changes during summer and winter. Open windows on cool summer evenings and during spring and fall. In winter, because heat rises, close upstairs vents. Finally, utilize the Duke budget billing program so that your electric bill is predictable! If you are smart, your townhome (without the budget bill) should often be $40-$50 and not more than $70-$80 each in winter.
How long are your leases?
Our leases are 12-month leases based around the IU academic school year August- August.
How is rent paid?
You will pay through the online resident portal with either a checking account or credit card. We recommend autopay from checking to avoid large fees.
Is The Hamptons close to IU?
Yes—The Hamptons is located just minutes from IU, with easy walk, bike, or bus access to campus and nearby student hotspots.
Are the apartments fully furnished?
Yes, they are. Each apartment comes move-in ready with modern furniture, so you can skip the hauling and settle in immediately.
How does roommate matching work?
If you don’t already have roommates, our matching process pairs you with students based on lifestyle preferences, habits, and compatibility—not random assignments.
Is the lease student-friendly?
Yes. Our leases are designed specifically for students, with clear terms and straightforward timelines that align with the academic year.
Is the community safe?
